If you’re looking for elbow room, the ability to run a business from home, keep animals, or grow crops, San Carlos Estates may be exactly what you’ve been searching for. This expansive community consists of approximately 1,000 parcels, with most lots offering 1.25 acres—providing space, privacy, and flexibility that are increasingly hard to find.
 
Many stunning multi-million-dollar homes are currently under construction, reflecting strong demand and long-term value in the neighborhood. San Carlos Estates offers an excellent location with two convenient access points in and out. One is public with no gating  , but the second access is gated and private to residents only. 
 
In many ways, it reminds me of Pine Ridge in Naples—yet with an important distinction: all properties here have city water. Home prices typically start above $700,000 and vary based on size, age, and landscaping. Vacant land is plentiful, with prices ranging from the mid-$100,000s to over $500,000, offering exceptional opportunity for future growth. For comparison, vacant acre parcels in Pine Ridge now run well over $1 million.
 
No Homeowners association rules or fees. The only additional fee is the Southwest Florida Water Management assessment, which is included on your tax bill. Properties are agriculturally zoned, allowing for a wide range of uses. As with much of Southwest Florida, some parcels contain wetlands, so conducting proper due diligence—including an environmental survey—is essential.
 
San Carlos Estates is primarily located in the northern section of Old 41, with most streets branching off Strike Lane. Lots along Strike Lane are typically smaller than the interior parcels.
 
With abundant vacant land, strong appreciation potential, and a prime location, this is truly one of my very favorite neighborhoods in Southwest Florida.
